Our services include: Concept Design, Architectural/Design Plans, Council Submissions and Project Management.
We generally need to complete a detailed site survey, which we do electronically and then commence with your Concept Design.
Our concept designs in the office stay ‘rough and sketchy’ whilst we consider all the requirements, limitations, budget restraints balanced against look and feel/ durability and other aspects, and after much consideration prepare a concept mood board along with a GA Plan (General Arrangement Plan) to convey our thoughts.
We work through these changes with you communicating as far as possible in 3D so that you understand what you are looking at.
This will vary depending on project type, for example:
Council approval (requires interaction with sprinkler engineers, hvac engineers, structural engineers)
If the building worked on is over 60 years old, the plans will require Heritage Western Cape Approval. This approval often hinges on the local authority first reviewing the plans, providing their commentary – and the plans being submitted to the local voluntary bodies for approval/ comment. Heritage Western Cape will not consider your application without these.
The drawings need to convey the information required for these assessments, as well as the zoning scheme, health, drainage, energy and water usage installations – which will be relevant to the other local authority departments)
Each of these aspects have their own time frame.
We prepare detailed technical drawings for the construction works of your project. This will include detailed design intent drawings of cabinetry/ shopfitting/ tiling layouts / ceiling and lighting layouts etc.
A comprehensive set of information that will ensure that the project can be accurately priced.
Ultimately you as the client will have expectations, and we will need to work with a team that we can trust will meet those deliverables.
We compile all of the quotations, and build a costing document which summarizes these for you.
We present this document, and generally go through a short process of revisions to make adjustments to the project pricing. As much as we’d love to be able to give you a ‘first price’ that is right, it almost never is, and in reality requires some work to get the costs into a comfort zone which balances investment and outcome.
We manage their works, and their costs on your behalf. The benefit here is that we are not emotionally involved, often times emotions can cause stress on projects which ends up being counterproductive, we manage the outcome with as little stress for you as possible.
